2025 has gathered real pace here at Bryce & Co. We’ve seen record instructions, sales and completions, and our vendors have rewarded us with consistent five-star reviews. As independent estate agents serving Pembrokeshire, our focus has been simple: clear advice, strong presentation and consistent follow-through.
Across the UK, the picture is steady rather than flashy. The Bank of England held the base rate at 4% today, which helps buyers plan with confidence and have a little more certainty around borrowing. Nationwide’s latest figures show annual growth edging up to around 2.4% in October, with a modest 0.3% monthly rise; Halifax has the year to September at roughly 1.3% with a small monthly dip. In short: a market finding its level, with well-prepared homes still attracting serious interest.
Zooming in on Wales, official data shows average prices around £211,000, up about 2% year-on-year. Pembrokeshire itself sits close to last year on the ONS measure, with an average of roughly £219,000 in August 2025—evidence that quality stock is holding value while buyers stay selective. That’s what we’re seeing on the ground: motivated purchasers are out there, and the right homes still move quickly.
From day one we’ve aimed high. We set out to be the agent of choice for sellers in the mid to upper quartile, and that’s where we now operate most confidently: design-led family homes, distinctive character properties and quality new builds where presentation and pricing strategy genuinely matter. We’re not trying to be everywhere; we’re focused on being the estate agents in Pembrokeshire that serious movers choose when they want clear advice, strong marketing and a result they can rely on.
I’m a big believer that positioning only matters if the experience backs it up. Every instruction follows a clear, phased plan I brought back from my time in Australia: meticulous preparation, a sharp launch, and timely, data-led adjustments once the campaign is live. We listen, we report and we act early—because small, well-judged changes can make a big difference to outcomes. That’s why well-prepared listings stand out, why viewings convert to offers, and why the brand is increasingly associated with the top end of the local market. We’re still growing, and we’re improving the customer experience every single day—faster communication, clearer milestones from valuation to completion, and smarter use of visuals and analytics so your home is shown at its best to the right buyers.
A few sales capture the story. Kingswood in Uzmaston is a great example of what turns heads: a superb family home with the bonus of a separate annexe and a detached cottage. Beautifully presented and genuinely turnkey, it sold at full asking within eight weeks because buyers could see themselves moving straight in.
Character properties have also been popular this year. Priskilly Fawr Farm in Hayscastle—a smallholding with a traditional three-bedroom farmhouse and two stone-built holiday cottages—went SSTC in four weeks after five viewings and three offers, achieving 99% of asking. The blend of period detail and modern accommodation clearly resonated.
Single-storey living remains in demand when the setting and scope are right. 14 Catherines Gate offered expansive space and lovely countryside views. It needed modernisation, but the potential was obvious, and it achieved 99% of asking. Buyers increasingly value a home they can shape, provided the fundamentals are sound.
Quality new builds have their own audience. Tuckedaway Lodge in Llangwm combined oak features with a modern specification—the sort of design and finish that photographs beautifully and feels even better in person—and completed at £520,000. Presentation, accurate pricing and a clear narrative of benefits made all the difference.
We’ve also seen confidence around plots when the numbers stack up. A site on Pill Road in Hook moved quickly—sensibly priced and well-located—even with developers juggling ever-rising build costs. Clear information and realistic expectations remain key in this segment.
Behind these results is a disciplined way of working: a phased marketing plan, tailored to each instruction and guided by data. We act before the market tells us to—adjusting presentation, pricing or positioning as the indicators suggest. Open-home events have been particularly effective for us; a competitive environment surfaces the best buyers quickly.
None of this happens without the team. Yvonne Astles has been superb at keeping transactions moving behind the scenes and setting expectations that stick. Jonathan Clarke has transitioned into sales brilliantly, using strong local knowledge to guide vendors from launch to completion. And our creative partners deserve credit: Tim at Behind The Lens Media continues to provide crisp photography and aerials, and Dan Griffiths delivers engaging video content that catches social trends and turns views into viewings.
If you’re weighing up a move, start with clarity. A straightforward property valuation will give you the numbers, likely timescales and a plan shaped around your priorities. From there, we’ll handle the work that matters: presentation, viewings, negotiation and momentum through to completion—so you can focus on what comes next.
Thank you to every client who has trusted us this year, and to the team and our creative partners for continually raising the bar. The brand is building, the results are there—and we’re only in November!
